3 Signs Your Home's Roof Needs To Be Replaced

How old is the asphalt shingle roof on your home? Have you even looked up at your roof lately to see what it looks like? If you're like many people, you've probably lost track of how long it's been since your roof was last replaced or even just repaired. Unfortunately, this can lead to surprises when your roof starts to leak and the inside of your home gets damaged by water. But there are a number of things that you can look for to tell that your roof is nearing the end of its lifespan. These include:

Sagging: Although not always obvious at first, a sagging roof is a sure sign that your roof structure has contracted some kind of wood rot. In some circumstances, this is because of a small leak that hasn't quite made it into the main house yet. In other cases, a poorly-ventilated roof can cause moisture to gather on the underside of the roof and promote rot. Whatever is happening, dips and sags are a sure sign that you need to arrange for a residential roof replacement right away. The longer you wait, the more of the roof will rot and need to be replaced. This, of course, makes everything more expensive.

Curling shingles: Your roof should be completely flat with no obvious gaps between a shingle above and a shingle below. But as asphalt shingles start to age, they may start to curl up. It will go slowly at first and you may only notice a couple of shingles with corners lifted. If you don't arrange for a residential roof replacement as soon as possible, you'll soon look up to find that a significant portion of the shingles have lifted up and started to curl. You may be able to replace just the curling shingles but chances are that your roofer will recommend replacing everything to be safe.

Insect infestation: If you haven't recently had your home inspected for termites or carpenter ants, you should do so as soon as possible. Your roof and sub-roof are made of wood and both termites and carpenter ants obviously eat wood. If you have had to deal with an active termite or carpenter ant infestation in the near past, it's a good idea to get a professional in to let you know whether a residential roof replacement will be necessary or if that part of your home was spared any significant damage.
